Add Clauses to a Lease
You record clauses on the lease's Clauses page. Each clause entry names a clause type and tracks one answer about it, such as whether subletting is allowed or who is responsible for structural repairs. The platform ships clause types for the provisions that come up most, and you can add your own workspace-defined types.
You can add clauses on any lease you can edit: a draft you are building (see Create a lease) or a published lease you have opened for a correction or amendment (see Correct or Amend a Lease). The Clauses page cannot be opened while AI is still reading a lease document into the draft, and the form is disabled while you hold no editing session and the concurrent editor sessions are full. A draft has no effect on critical dates, payments, or accounting until it is published.
Add a clause
The Clauses page asks whether the lease contains any clauses before the list appears, and the answer fields on each entry follow the clause type's Tracked As choice.
Open the lease and choose Clauses under the lease's Contract sections.
Turn on Does the lease contain any clauses? if it is not already on. The clauses list appears.
Click Add Clause. A slide-over headed Add Clause opens.
Pick the Clause type from the searchable picker. Its placeholder is Choose a clause. If the type you need does not exist yet, see Create a clause type below.
Answer the clause. The answers you see follow the type's Tracked As choice:
Whether It's Allowed types take Allowed, With Consent, or Not Allowed.
Who's Responsible types take Lessee or Lessor.
Notes Only types require Notes.
Fill in the remaining fields: Responsible Party where the type tracks it, and Notes for the clause's terms.
Click Add. The clause appears in the list, and you can reopen it later with Edit Clause.
Create a clause type from the lease
When the clause you need is not in the picker yet, create the type without leaving the lease. The inline form is headed Create Clause Type and has Name, Tracked As, and Key Clause.
In the Clause picker, create a new clause type.
Enter the Name.
Choose Tracked As: Whether It's Allowed, Who's Responsible, or Notes Only. This decides the answer fields every entry of this type asks.
Mark Key Clause if leases with this clause should show it as a badge under the lease name, then save. See Highlight Key Clauses for how the badge works and how to find leases by key clause.
Configure clause types in Setup
Manage clause types for your whole workspace at Setup > Lists > Clause Types. The form has the same three fields as the inline form: Name, Tracked As, and Key Clause. The platform's built-in clause types are not editable here; only workspace-defined types can be changed.
The platform ships these clause types: Subletting, Assignment, Registered Office, Management Lease, Change of Status Notice, Structural Repairs, Wear and Tear, Compliance Works, Non-Compete, Exclusivity, Permitted Use, Restoration at Lease End, Default and Cure, Operating Expenses, CAM Reconciliation, Personal Guarantee, Rent Escalation, Tenant Improvements, Holdover, and Other.
Key clauses
Non-Compete and Exclusivity are set up as key clauses out of the box, so any lease with either clause shows the badge. A workspace-defined clause type can be marked as a Key Clause too, when you create or edit the type. See Highlight Key Clauses for badge behavior, choosing which types are key, and finding leases by key clause.
