Add Lease Incentives
You record a lease incentive on the lease's Incentives page, under Contract. An incentive has an Incentive Type (Tenant Improvements, Direct Payments to Vendors, Landlord Lease Assumption, or Landlord Improvement Value), a required Incentive Amount, an optional receipt date, an optional Friendly Name, and optional legal conditions. Saving the incentive entry does not itself change the rent schedule; see How an incentive is accounted for and logged below.
You can enter incentives on any lease you can edit: a draft you are building (see Create a lease) or a published lease you have opened for a correction or amendment with Start amendment or correction (see Correct or Amend a Lease). The Incentives page cannot be opened while AI is still reading a lease document into the draft, and the form is disabled while you hold no editing session and the concurrent editor sessions are full. Saving a draft has no effect on critical dates, payments, or accounting until it is published.
Record an incentive
The page opens with a single question, Does the lease contain any lease incentives?, and entry forms appear only after you answer yes.
Open the lease and choose Incentives on the lease record.
Turn on Does the lease contain any lease incentives? if it is not already on. The Add Incentive control appears.
Click Add Incentive.
Choose the Incentive Type: Tenant Improvements, Direct Payments to Vendors, Landlord Lease Assumption, or Landlord Improvement Value.
Enter the Incentive Amount.
Optionally enter the Date Received or Expected Date of Receipt.
Optionally enter a Friendly Name, such as Broker Rebate or TI Allowance.
Set Are any Legal Conditions included? When you turn it on, a required conditions list appears. Click Add Condition for each condition and enter it.
Click Add.
To correct an existing entry, open it with Edit Incentive.
Once the lease has incentive entries, Does the lease contain any lease incentives? is disabled. Its Change control asks for confirmation before clearing the answer and every incentive entry on the lease.
How an incentive is accounted for and logged
An incentive receipt received on or before commencement reduces the lease's gross right-of-use asset. A receipt after commencement enters the payment stream as a reduction to lease payments. The receipt itself is not recorded here: log it on the lease's Transactions page, using the Log incentive activity action with the Tenant Incentive transaction type; see Record Lease Transactions. Saving an incentive entry on the Incentives page does not itself change the rent schedule.
