Add Lease Assets
You record the space and items a lease covers on the lease's Assets page. Assets fall into four classes: Premises and Parcel are the leased space, Equipment is the leased equipment, and Improvement covers work such as parking, fencing, and signage on a premises or parcel. A new lease offers Premises and Parcel from the start; Equipment and Improvement become available once leased or referenced assets exist.
You can add assets on any lease you can edit: a draft you are building (see Create a lease) or a published lease you have opened for a correction or amendment with Start amendment or correction (see Correct or Amend a Lease). The Assets page cannot be opened while AI is still reading a lease document into the draft, and the form is disabled while you hold no editing session and the concurrent editor sessions are full.
Add an asset
Open the lease and choose Assets on the lease record.
Click Add Asset.
Choose the asset class: Premises, Parcel, Equipment, or Improvement.
Fill in the fields for that class. Each class has its own field set; see the sections below.
Click Add. The asset joins the lease's asset list.
Edit an asset
On the Assets page, click Edit Asset on the asset.
Change the fields and click Save.
Premises
A premises asset is leased space, from a whole site down to a single unit. Its fields are:

Premises Type: Site, Building, Floor, or Unit
Friendly Name
Address
Premises Categories, the categories your workspace configures for leased premises
Leased Area, Weighted Area, and Tenant's Share
Possession/Control Date and End of Possession/Control Date

Parcel
A parcel asset is land. Turn on This parcel has a mailing address to enter an Address. Its other fields are PIN, APN, Legal Description, Leased Area, Possession/Control Date, and End of Possession/Control Date.
Equipment
An equipment asset is an item of leased equipment. Its fields are Name, Description, Quantity, Parent Asset, Possession/Control Date, and End of Possession/Control Date.
Improvement
An improvement asset is work such as Parking, Fencing, or Signage, chosen as the Improvement Type. Its other fields are Parent Asset, Address, Name, Description, Possession/Control Date, and End of Possession/Control Date. The Parent Asset is a premises or parcel in the lease's leased or referenced assets.
Add a referenced premises or parcel
An improvement or equipment item needs a premises or parcel as its parent. Add a Referenced premises or parcel opens Add Referenced Asset, which adds that premises or parcel parent. A referenced asset is a parent for other items, not another asset class.
Assets and the Premises registry
A premises asset on a lease connects to the Premises registry: the lease keeps a link to a premises record that already exists, or resolves the name and address to a matching record.
Adding a premises asset on a lease is not a flow for creating a Premises registry record. When no record matches, the lease does not create a new one.
Assets you save sit in the lease draft. Nothing changes for critical dates, payments, or accounting until the lease is published; see Create a lease.
